Most roofs we inspect need a repair, not a replacement. A repair is usually the right call when the damage is localized, the underlayment is still sound, and the roof has years of life left. Replacement starts to make more sense when:

• leaks keep returning in different places after repairs;
• the underlayment is brittle across most of the roof, not just one area;
• the roof is near the end of its expected life for its material; or
• the cost of repeated repairs is approaching the cost of doing it once properly.
