A thermal (infrared) roof inspection finds those wet areas without tearing anything up, so you repair only what’s damaged instead of guessing, or replacing a whole roof that only has a wet section.

How a thermal roof inspection works
Wet insulation holds heat longer than dry insulation. After a sunny Arizona day, the roof heats up; as it cools in the evening, wet areas stay warmer and show up clearly on an infrared camera. We scan the roof, mark suspect areas, and confirm them with moisture readings or small core samples so the findings are verified, not just a picture.

What happens next

When is the best time for a thermal roof scan?
Usually in the evening after a sunny day, when the roof has absorbed heat and is starting to cool. Arizona’s clear skies make conditions favorable most of the year, but the roof needs to be dry on the surface.
Is a thermal inspection accurate?

Do thermal inspections work on tile or shingle roofs?
They are most useful on flat, low-slope and foam roofs where insulation sits directly under the roof surface. For tile and shingle roofs, a standard on-roof inspection that lifts tiles and checks the attic is usually more informative.
Can thermal imaging help with an insurance claim?
Yes. Marked images and verified moisture readings document where water has entered the roof system after a storm, which supports a written repair scope for your adjuster.
Should I get a thermal scan before coating my roof?
Yes. Coating over wet insulation seals the moisture in. A scan before coating identifies wet sections to replace so the coating goes on over a dry, sound roof.
