Arizona Roofers serves Anthem, the Del Webb master-planned community off I-17 at the foot of Daisy Mountain, with tile roof repair, underlayment replacement, full re-roofs and free on-roof inspections. We are a licensed Arizona roofing contractor, ROC#356304 and ROC#356639, and we answer the phone 24/7.
Del Webb started selling homes in Anthem in 1999, and the bulk of the community went up over the following decade. That timing puts thousands of concrete tile roofs in the age range where the underlayment beneath the tile commonly starts to fail. Our work here is mostly about catching that before it turns into ceiling damage. For everything else we do, see our Arizona roofing services.

Tile underlayment replacement for first-generation Anthem homes
On most Anthem homes the concrete tile is still in fair shape while the felt underneath has dried, cracked and shrunk away from the flashings. We lift the tile, install new underlayment, battens and metal flashings, and relay the existing tile with replacements for any broken pieces. Our guide to underlayment for tile roofs explains the materials, and our roof replacement page covers full re-roofs.
Leak repairs at valleys, skylights and solar mounts
Leaks in Anthem homes tend to show up in the same places: the bottom of tile valleys, around skylights and at solar attachments added after the house was built. We trace the water and fix the flashing or underlayment at fault. Read about our roof repairs and our guide to skylight leak repair.
Roofs for additions, casitas and patio covers
Homeowners adding a casita, an extended patio or a shade structure need the new roof to match the house and satisfy the HOA. We install tile, shingle and metal roofs on additions and tie them into the existing roof cleanly. See our roof installation service and our article on metal roof patio covers.
Free roof inspections
Because so many Anthem homes are a similar age, a free roof inspection is the easiest way to know where yours stands. We photograph the underlayment at several points and give you a written report with a realistic timeline.
Hail and wind claims
If a storm cracks tile or tears off ridge pieces, we document the damage and can meet the adjuster. Our tile roof insurance claim guide and the claim help request are good places to start.
The roof conditions we see in Anthem
Anthem sits higher than central Phoenix, between roughly 1,760 and 2,430 feet, with Daisy Mountain and Gavilan Peak rising behind it. Storm cells that form over the mountains during the monsoon, from June 15 through September 30, can hit Anthem with strong outflow winds. Ridge tiles, hip tiles and tile at rake edges take most of that wind.
Winters are a little cooler than in the Valley floor, but the bigger issue is the long dry season. Underlayment exposed at broken tile or at the eaves breaks down fastest, and once it cracks, water can track along the battens and show up far from the damaged spot.
- One building era. Most homes went up between 1999 and the late 2000s, with a few later sections, so roof problems tend to appear neighbourhood by neighbourhood.
- Concrete tile as standard. Most production homes here were built with concrete tile.
- Solar retrofits. Panels added years later bring roof penetrations that need checking.
- Desert edge wildlife. Birds and rodents nest under eave tile where bird stops are missing.
Our article on signs you need a new roof helps you judge what you can see from the ground.

Permits and HOA approvals in Anthem
Anthem is not a city. The part east of I-17 is unincorporated Maricopa County, while the western part of Parkside lies inside Phoenix city limits. That means a roofing permit for one Anthem home may go through Maricopa County and one a mile away through the City of Phoenix. We confirm which applies to your address and pull permits where they are required.
The Anthem Community Council is the umbrella association, and the Country Club, Parkside and Village HOAs each have their own CC&Rs and design review. Tile colour and profile changes usually need approval, so we provide samples, product data and photos for your submission.
Is your Anthem roof due for new underlayment?
We will lift tile, photograph what is underneath and give you a written answer, free.
How we handle an Anthem tile re-roof
- Inspection and photos. We check the underlayment in several spots, including valleys and the lowest course of tile, where wear shows first.
- Reuse decision. We tell you how much of the existing tile can go back on and how many replacements you need.
- HOA submittal. If anything visible changes, we prepare the request for your HOA’s design review.
- Permit with the right office. County or City of Phoenix, depending on your side of I-17.
- Lift, renew, relay. Tile is stacked, the old underlayment is removed, the deck is checked, and new underlayment, battens and flashings are installed before the tile goes back.
- Final review. You get photos of the work in progress and a walkthrough when it is done.
Before hiring any roofer, look up their licence free at roc.az.gov; Arizona requires an R-42, C-42 or CR-42 licence for roofing work.
Costs and financing for Anthem roofs
The size of the roof, the share of tile that can be reused and the number of solar panels to remove and reset all shape the price. Read our Arizona roof replacement cost guide, try our roof replacement calculator, and see roofing financing if you want to spread the cost.

Anthem roofing FAQ
My Anthem home was built around 2000. Is the roof at the end of its life?
The concrete tile probably is not, but the underlayment under it may be. Underlayment in the desert commonly lasts around 20 to 25 years, so homes from Anthem’s first years are worth inspecting now.
Do I get my permit from Maricopa County or the City of Phoenix?
It depends on which side of I-17 you live on. The eastern side of Anthem is unincorporated Maricopa County, and the western part of Parkside is inside Phoenix city limits. We confirm it for your address.
Does my HOA need to approve a re-roof?
If the tile, colour or profile changes, expect your HOA’s design review to be involved. Relaying your existing tile often keeps the look the same, which can make approval simpler.
Can you remove and reinstall my solar panels during a re-roof?
We coordinate panel removal and reinstallation as part of the job and flash every mount properly when the panels go back. Ask your solar provider whether your warranty requires their own installer.
Why do my ridge tiles keep coming loose?
Anthem’s position near the mountains exposes ridges to strong monsoon gusts, and older mortar-set ridge tile cracks over time. Re-setting ridges with modern fastening and sealing methods holds up better.
