What Green Valley roofs deal with

At about 2,980 feet, Green Valley sits higher than Tucson, with the Santa Rita Mountains to the east. It averages a little under 13 inches of rain a year and has recorded highs of 112°F, with mild winters and chilly nights from October through March. When Chicago developer Donald Maxon and his brother Norman bought 2,900 acres near Canoa Ranch in 1964, they drew on Spanish Colonial design: arched colonnades, wrought iron and red roofs that still define many streets. Here is how that plays out on the roof:

• Mixed roofs on one house. Tile over the main living area and a flat or low-slope roof over carports, porches and later additions is a common combination, and the joint between them is a frequent leak point.
• Shared roofs on townhomes. Attached units mean one roof spans several owners, and the HOA, not the individual owner, may be responsible for it. Clarify that before anyone books work.
• Long-term UV exposure. Roof coatings and flat-roof membranes break down under the sun faster than they wear from rain. A periodic recoat with silicone roof coating can extend a sound flat roof.
• Absentee summers. If you leave for the hot months, a small monsoon leak can run unnoticed for weeks. A spring inspection and a neighbor with our number are cheap insurance.

Permits, HOAs and codes in Green Valley

Green Valley has no city government. Pima County provides most services, including building permits, and the Green Valley Council represents the community to the county. Green Valley Recreation (GVR) runs recreation facilities and is a separate body from the council. We pull Pima County permits wherever the county requires them.

Your own HOA is the other half of the picture. With 59 associations, rules vary street to street: some maintain roofs for owners, some only approve colors and materials, and some do both. Bring us your CC&Rs and we will help you work out who signs off.

How to choose a roofer in Green Valley

• Verify the licence yourself. Arizona roofing contractors need an R-42, C-42 or CR-42 licence. Type the company name into roc.az.gov; it takes a minute and costs nothing.
• Never pay a large deposit at the door. Retirement communities are a target for storm chasers. A legitimate roofer will give you a written scope and let you take time to decide.
• Know your rights on insurance jobs. Arizona’s A.R.S. § 32-1158.02 lets you cancel a roofing contract that is contingent on an insurance claim, and it prohibits the roofer from negotiating with your insurer for you.
• Ask who maintains the roof. On attached homes, check with the HOA before you sign anything.
