How it’s priced
Metal Roof Cost in Arizona
Installed prices per square foot of roof area, including standard underlayment, flashing and trim, and removal of one layer of shingles:
| Metal roof type | Per sq ft installed | 2,000 sq ft roof |
|---|---|---|
| Exposed-fastener panels R-panel, corrugated | $8–$11 | $16,000–$22,000 |
| Standing seam steel | $10–$18 | $20,000–$36,000 |
| Standing seam aluminum | $16–$22 | $32,000–$44,000 |
| Stone-coated steel | $9–$14 | $18,000–$28,000 |
What moves the price
- Tear-off. One layer of shingles is included. A second layer adds about $1,000–$3,000. Heavy tile or a flat roof costs more to remove.
- Pitch. Moderate pitches add about 5–15%, steep roofs (9/12 and up) about 20–35%.
- Height. Two stories add about 10–20%, three or more about 15–25%.
- Panel and finish. Thicker gauges and premium PVDF (Kynar) paint cost more but hold color longer in the desert sun.
- Solar. Removing and reinstalling panels runs about $200–$300 per panel.
- Permit. A change of roof material usually needs a permit; see our Arizona roof permit guide.
Is metal worth it in Arizona?
Metal costs more up front than shingle but lasts far longer, and light-colored, reflective finishes help with summer heat. Standing seam has hidden fasteners and suits the monsoon wind; exposed-fastener panels cost less but their screws need re-tightening over time. Metal Roof Cost Questions
How much does a metal roof cost in Arizona?
For about 2,000 square feet of roof, typical installed prices run from about $16,000–$22,000 for exposed-fastener panels to $20,000–$36,000 for standing seam steel and $32,000–$44,000 for standing seam aluminum. Pitch, height, tear-off and add-ons move the total.
Is standing seam worth the extra cost?
Often, yes. Standing seam hides its fasteners under the seams, so there are no exposed screws to loosen in daily heat cycles, and it typically lasts longer than exposed-fastener panels. Exposed-fastener panels are the budget option and suit garages, barns and simpler roofs.
How long does a metal roof last in Arizona?
Typically 40–60 years for standing seam and 25–40 years for exposed-fastener panels, with flashings, sealant and fasteners maintained along the way.
Is a metal roof cheaper than tile?
Usually not up front. A full new concrete tile system runs about $7–$14 per square foot, close to standing seam steel at $10–$18. Re-using existing tile on new underlayment is usually cheaper than either. Over the life of the roof, metal and tile are both long-lasting choices.
Do I need a permit for a metal roof?
Usually, because switching from shingle or tile to metal is a change of material, which typically falls outside like-for-like re-roof exemptions. Rules differ by city; see our Arizona roof permit guide.
Can you put a metal roof over shingles?
Some codes and manufacturers allow metal over one layer of shingles, but we price a tear-off by default so the deck can be inspected and repaired. A second layer or a tile roof always comes off.
