Arizona Roofers provides roof repair, roof replacement and free roof inspections in Sun City, the Del Webb retirement community in unincorporated Maricopa County. We are a licensed Arizona roofing contractor (ROC#356304 and ROC#356639) and we answer calls 24/7, including from family members who help look after a parent’s home.
Sun City opened on January 1, 1960, with five model homes, a shopping centre, a recreation centre and a golf course, and much of the community was built out in the following two decades. That makes its houses some of the oldest planned-community homes in the Valley, and most are now on their second or third roof. We explain what we find in plain terms, put it in writing, and never push work that can wait. All of our services are listed on our Arizona roofing services page.
Roofing services for Sun City homeowners
Small repairs done properly
Many Sun City roof problems are small: a cracked pipe boot, a lifted shingle, a gap where an old cooler stand was removed, or a worn seam on a low-slope patio roof. We fix the actual cause and show you before-and-after photos, so you or your family can see what was done without climbing a ladder. See our roof repair services.
Replacing roofs on 1960s and 1970s homes
When a roof on a house of this age is worn out, we strip it to the deck instead of layering over it, replace any soft or rotted boards, and install a new system with proper ventilation. Lighter materials such as architectural shingle or a coated low-slope system usually suit these homes better than switching to heavy tile. Read about our roof replacement process and our shingle roofing options.
Flat and low-slope sections
Carports, Arizona rooms and patio covers added over the years often have their own flat or low-slope roofs. These are the most common leak points we find in the community. Elastomeric and silicone coatings can extend their life when the base is still sound; see our guide to silicone roof coating in Arizona.
Free inspections with a written report
Our roof inspection is free and comes with photos and a written summary of what needs attention now and what can wait. Families managing a home from out of state can receive the report by email.
Condominium and co-op buildings
Sun City has many condominium and townhome buildings, along with churches and small commercial properties. We work with boards and property managers on inspections, repair priorities and replacement planning through our commercial roofing team.
Storm damage and insurance
After a monsoon storm we document damage with photos before making temporary repairs and can meet the insurance adjuster at the house. Our insurance claim help page explains how to get started.
Why Sun City roofs wear the way they do
Age is the main factor. Houses here have been through sixty-odd years of West Valley summers, and the roofs on top of them have usually been replaced by several different contractors over that time. Each replacement can leave behind old flashings, extra layers or patches that hide problems. On low-slope roofs we often find two or three generations of material stacked together.
The monsoon, which runs from June 15 to September 30, is the other big factor. West Valley storms often arrive with blowing dust and sudden gusts that lift shingle tabs, followed by short downpours that test every seam. Afternoon summer heat then bakes asphalt and sealants, which is why shingle roofs in full sun age faster than the same roof in a milder climate.
- Additions with their own roofs. Arizona rooms, carports and enclosed patios are frequent leak sources where they join the main house.
- Old penetrations. Openings from removed coolers, vents and antennas are not always sealed properly.
- Limited attic ventilation. Older homes often have too little, which shortens shingle life. Our article on venting the attic explains why.
- Golf-course homes. Houses along the courses can take the odd stray ball on tile or skylights.
Sun City areas we serve
The community is laid out in concentric circles arranged in four main pinwheels, and residents tend to describe where they live by the nearest recreation centre. We work all of them:
| Area | Typical homes & roofs | What we see most |
|---|---|---|
| Near Lakeview and Viewpoint Lake | Single-family homes and some lakeside properties. | Shingle wear on sun-facing slopes; patio-roof seams. |
| Near Oakmont | Older single-family homes on curving streets. | Multiple layers and aging low-slope additions. |
| Near Fairway | Homes close to golf courses. | Cracked tile or skylights and storm-lifted shingles. |
| Near Marinette and Sundial | Single-family homes alongside condominium and townhome buildings. | Flat-roof coating failure and shared-roof questions. |
| Near Bell and Mountain View | Homes in the northern part of the community, toward Bell Road. | Underlayment and flashing at the end of their life. |
Sun City home addresses mostly use ZIP codes 85351 and 85373.
Permits, deed restrictions and Maricopa County
Sun City is not a city. It is an unincorporated community, so building permits come from Maricopa County rather than a town hall. We pull permits where the county requires them and handle the paperwork for you.
The community is age-restricted, with deed restrictions that require at least one resident of each home to be 55 or older, backed by Maricopa County’s age-restricted zoning. Those restrictions are enforced by the Sun City Home Owners Association, which homeowners can join voluntarily even though the CC&Rs apply to everyone. The Recreation Centers of Sun City runs the seven recreation centres and golf courses. If you are not sure whether a colour or material change raises any deed-restriction questions, we can help you ask before work begins.

Protecting yourself when hiring a roofer in Sun City
Retirement communities draw door-to-door roofers after every storm. A few checks keep you safe:
- Look up the licence. Any Arizona roofer should hold an R-42, C-42 or CR-42 licence. You can check one in a minute at roc.az.gov, or ask a family member to do it with you.
- Do not sign on the doorstep. Ask for a written inspection report with photos and take time to review it.
- Know your rights on insurance jobs. Under A.R.S. § 32-1158.02, you can cancel a roofing contract that depends on an insurance claim, and the contractor is not allowed to negotiate the claim for you.
- Be wary of large deposits. Ask what payment is due and when, and get it in writing.

Understanding costs for a Sun City roof
Most Sun City homes are single-storey with modest roof areas, but extra layers to remove, deck repairs and low-slope additions all affect the total. Our roof replacement cost guide explains the factors, the calculator gives a ballpark, and financing is available if you prefer to spread payments.

Sun City roofing FAQ
Who issues roofing permits in Sun City?
Maricopa County, because Sun City is unincorporated and has no city government. We check what the county requires for your job and pull the permit when one is needed.
My parent lives in Sun City and I live out of state. Can you work with me remotely?
Yes. We can arrange access with your parent or a neighbour, then email you the photos, written report and quote. Nothing is scheduled until the homeowner or the person they authorise approves it.
Should I put tile on my Sun City home when I replace the roof?
Usually not without a structural check. Many older homes were built for lighter roofing, and tile adds a lot of weight. Architectural shingles or a coated low-slope system are common choices for homes of this age.
A roofer knocked on my door after a storm. What should I do?
Take their card, do not sign anything on the spot, and check their licence at roc.az.gov. Arizona law lets you cancel a roofing contract tied to an insurance claim, so you are not locked in if you were pressured.
Why does my Arizona room leak when the rest of the house is dry?
Additions often have a separate low-slope roof that meets the main roof at a seam. That seam and the low slope itself are the usual leak points, and both can be repaired without touching the rest of the roof.
