How it works

How the Calculator Prices Your Roof

The calculator multiplies your roof area by an installed price per square foot for the roof type you pick. Installed prices already include materials, labor, one layer of tear-off and disposal. It then adds what changes the price on a real Arizona job: pitch, height, extra layers, decking, underlayment, solar and the permit.

Installed price by roof type

Architectural asphalt shingle$4.50–$7.00$9,000–$14,000

Arizona cost drivers

What Moves an Arizona Roof Price

  • Tile vs. underlaymentConcrete tile often outlasts the underlayment under it. In Arizona heat, tile underlayment usually wears out in about 20–25 years, so many tile roofs need new underlayment, not new tile. That is the cheapest way to renew a tile roof. Tile underlayment replacement
  • Deck conditionPlywood or OSB damaged by old leaks has to be replaced before the new roof goes on. Nobody can see it until the old roof is off, so ask for a per-sheet price in writing.
  • Pitch, height and accessSteep roofs and two-story homes need more safety gear, more labor time and more careful material handling.
  • HOA rulesMany Arizona HOAs require approval and set tile profile, color or material. Approval can take a few weeks and can limit cheaper options. HOA roof replacement guide
  • PermitsMost cities require a reroof permit. Fees and inspections vary by city. Arizona roof permits by city
  • SolarPanels must come off and go back on, and the mounts need new flashing. That is priced per panel.

Not included in the estimate

  • Structural repairs to rafters or trusses
  • New gutters, skylights or patio covers
  • Insulation or attic ventilation upgrades
  • HVAC or other rooftop equipment work
  • Insurance deductibles or claim work

We had an exceptional experience with Arizona Roofers from start to finish. The entire process felt like a white-glove service experience. Stephen handled our sales process and was excellent. He spent a good amount of time thoroughly inspecting our roof, answering all of our questions, and explaining everything in detail. What impressed us most was that he brought up things we hadn’t even thought of, like the importance of protecting our pool so materials, debris, or nails wouldn’t cause any damage. He gave us complete confidence that their team would take great care of our home and property. Our Project Manager, Austin, was equally outstanding. He communicated with us throughout the entire project, responded quickly to questions, and was frequently on-site checking the quality of the work. His attention to detail was excellent, and he took the time to explain each step of the process so we understood everything. We had several special requests when it came to protecting our property, and Austin handled every one with professionalism and a great attitude. Because we are planning to repaint our home exterior in the next year, Austin even ordered two custom paint colors specifically for our home — one to match our roof tile and another to match our stucco — so the flashing, vents, and other roof components blended seamlessly. Those extra details really showed the level of care they put into their work. The roofing crew was amazing as well. We have a very large home with a complicated roofline, many slopes, and a turret, and they completed everything in only four days. The turret required custom tile cuts, and they installed everything beautifully. Other roofing companies estimated it would take much longer. Arizona Roofers started exactly when scheduled and finished on time, even after discovering leaks that required additional wood replacement. The crew worked incredibly hard and was respectful, friendly, and professional the entire time. They greeted us every morning, were courteous to our kids and their grandmother who lives with us, and were very mindful of our neighbors. They worked long hours but remained quiet and respectful, which we really appreciated. Overall, Arizona Roofers exceeded our expectations. Stephen, Austin, and the entire team provided excellent communication, quality workmanship, and a a great level of customer service. We would absolutely recommend them!

Repeat Happy Customer! We hired Arizona Roofers to do two roof jobs within a year. A full roof replacement on my home in Litchfield Park (The Village), and a partial replacement in Payson (Chaparral Pines golf community). The workers were on time, respectful of my home, and always cleaned the worksite up EVERY day. I was provided multiple photo galleries of progress, and the site supervisor was extremely communicative about the project, and progress. We have owned 8 homes throughout our lives, and have hired many contractors throughout the years for renovation work. A special shoutout to our project manager/site supervisor for providing THE BEST communication we have EVER experienced with construction crews. He is pure GOLD. Meticulous, friendly, and honest. WOW! Neighbors were driving around, seeing what we were up to, asking about our project. We will highly recommend AZ Roofers to our neighbors.

Once we decided we needed a new roof, we shopped around a bit and then settled on Arizona Roofers based on their reviews compared to other roofing companies and that the sales team made me feel comfortable when they came out to give us a quote. They definitely aren't the cheapest, but based on materials, warranty, explained workmanship and the fact they include solar was a big deal for us. Connor was our original sales person, he was very professional, thorough and did everything to make us feel comfortable prior to committing. Once we committed to Arizona Roofers, they were very communicative along the way and had our job scheduled within a couple weeks. I will tell you that although they tell you the job should take no more than 3 days, for transparency that is only including the roof, if you have solar panels it may take longer due to scheduling, our job took 10 days total from Panel uninstall to panel reinstall (2 days for the roof). Prior to the start of our job we got a project manager named Austin, nice guy and very communicative as well. The roof was done in only 2 days, for the most part we were satisfied with the roof minus having to wipe a bunch of stuff off the birdstop, picking up 16 nails in the yard to date and cleaning roof debris from all of our plants in the yard. We also have a bunch of extra material we elected to keep since we paid for it and dont get credited for anything. Only major issue we ran into is that when they returned to finish a mud cap they mud capped our aloe as seen in the pictures. Aside from having to do some of our own cleaning and the mud cap fiasco, the job went well. You can tell that the company is real big on communication, as Connor, Austin and Raven all did very well, were quick to communicate with you, reassuring and made sure that you had what you needed. Austin was also quick to reply when we ran into a couple issues with the solar company on the reinstall and did what he could to make sure the right people were informed and the issue was corrected. Overall, I think we are satisfied with the roof and materials, the real test will be our first big rain storm.

We just had our roof replaced by Arizona Roofers and we couldn’t be happier! They ended up doing the material drop off and roof replacement in one day which was super impressive. The crew was very nice and professional and did a great job with clean up. There was a clear line of communication the whole time and provided updates the whole day. The roof looks great and we’d definitely recommend them.

In Arizona there are 100s of roofing companies to choose. It's hard to know which one and pretty scary to be honest. I'm glad I picked AZ roofers. They did an outstanding job from start to finish. They have an office person that will deal with your insurance. They also offer financing if you can't pay your deductible out of pocket. They just did my roof and I will 100% recommend them to anyone. Thank you Arizona roofers. Here are some before and after pictures.

FAQ

Roof Replacement Cost Questions

How accurate is this roof replacement calculator?

It shows typical 2026 Arizona market ranges for the roof you describe, not a quote. The final price depends on things only an inspection shows: deck condition, how many layers are on the roof, the underlayment your roof needs, access, and any HOA material rules. Our free on-roof inspection turns the range into a written, line-item price.

How much does a new roof cost in Arizona?

Most Arizona homes land between about $9,000 and $28,000. On a 2,000 sq ft roof, architectural shingle runs about $9,000–$14,000, tile underlayment replacement about $9,000–$17,000, and a full new concrete tile roof about $14,000–$28,000. Clay tile and standing seam metal cost more.

How do I find my roof’s square footage?

Your roof area is larger than your floor area because of overhangs, pitch and any garage or patio under the same roof. Switch the calculator to “Home size” for a quick estimate, or use our roof square footage calculator to work it out from your footprint and pitch.

Is tile underlayment replacement cheaper than a new tile roof?

Usually, yes. Concrete tile often outlasts the underlayment beneath it, so a crew lifts the tile, installs new underlayment and relays the same tile, replacing any broken pieces. That typically costs about $4.50–$8.50 per sq ft versus $7–$14 for a full new concrete tile roof.

Does the estimate include tear-off and permits?

Yes. Every range includes removing one layer of old roofing, disposal and a permit allowance of $150–$650. Each extra layer adds about $1,000–$3,000. Deck repair, premium underlayment and solar removal are added only if you select them.

Can I finance a roof replacement?

Yes. We offer financing on approved credit, so you can spread the cost into monthly payments. See our roofing financing page for options, or ask about it during your free inspection.

Do roof prices differ between Phoenix, Tucson and Flagstaff?

Less than most people expect. Published market data shows little difference between Arizona metro areas. Roof type, size, pitch, height and the condition of the deck move the price far more than the city does.
