Roof coating calculator: how many gallons?

Coverage depends on the dry film thickness you need and the coating’s volume solids. Check both on the product data sheet.

55 gallonsincl. 10% waste · about 11 five-gallon pails
40wet mils to apply
2.5gallons per 100 sq ft

Formula: gallons = area × dry mils ÷ (1,604 × volume solids), plus 10% waste. One gallon spread over one square foot is 1,604 mils thick.

How Flat Roof Prices Are Calculated

The calculator multiplies your roof area by a typical installed price per square foot for the project you choose. For coatings, it adds repairs to damaged foam or membrane first, because a coating is only as good as the surface under it. New roof systems include one layer of tear-off and a permit allowance.

ProjectPer sq ftNotes
Foam roof recoat – acrylic$1–$4Clean, prime, two coats
Foam roof recoat – silicone$1.50–$4.50Silicone adds about $0.40–$0.80
Silicone coating over existing roof$1.50–$4.50Over mod bit, BUR or metal
Acrylic / elastomeric coating$0.50–$2.50Over a sound, well-drained roof
New spray foam (SPF) roof$4–$10Includes one-layer tear-off
TPO single-ply$5–$10Includes one-layer tear-off
Modified bitumen$4–$8Includes one-layer tear-off
Repairs before coating$0.75–$2.50Per sq ft of damaged area

Typical 2026 ranges from published Phoenix-area and Arizona foam, coating and flat-roof pricing, cross-checked between sources. Not a quote. Commercial roofs with insulation upgrades price differently; see commercial roof replacement cost.

What Changes a Flat Roof Price

  • Condition of the foam or membraneWet, blistered or UV-damaged areas must be cut out and repaired before any coating goes on. That is the biggest swing in a recoat price.
  • Drainage and pondingWater that sits for days breaks down many acrylic coatings. Ponding areas may need silicone, crickets or added slope.
  • Parapets, scuppers and canalesPueblo-style roofs have walls and drains that need detailed flashing and coating work. Scuppers and downspouts
  • Rooftop equipmentAC units, ducts and pipes take extra time to work around and seal.
  • Access and building heightTall buildings, tight lots and occupied businesses add setup and labor time.
  • TimingA recoat done before the coating wears through avoids paying for new foam later. Flat roof maintenance in Arizona

We had an exceptional experience with Arizona Roofers from start to finish. The entire process felt like a white-glove service experience. Stephen handled our sales process and was excellent. He spent a good amount of time thoroughly inspecting our roof, answering all of our questions, and explaining everything in detail. What impressed us most was that he brought up things we hadn’t even thought of, like the importance of protecting our pool so materials, debris, or nails wouldn’t cause any damage. He gave us complete confidence that their team would take great care of our home and property. Our Project Manager, Austin, was equally outstanding. He communicated with us throughout the entire project, responded quickly to questions, and was frequently on-site checking the quality of the work. His attention to detail was excellent, and he took the time to explain each step of the process so we understood everything. We had several special requests when it came to protecting our property, and Austin handled every one with professionalism and a great attitude. Because we are planning to repaint our home exterior in the next year, Austin even ordered two custom paint colors specifically for our home — one to match our roof tile and another to match our stucco — so the flashing, vents, and other roof components blended seamlessly. Those extra details really showed the level of care they put into their work. The roofing crew was amazing as well. We have a very large home with a complicated roofline, many slopes, and a turret, and they completed everything in only four days. The turret required custom tile cuts, and they installed everything beautifully. Other roofing companies estimated it would take much longer. Arizona Roofers started exactly when scheduled and finished on time, even after discovering leaks that required additional wood replacement. The crew worked incredibly hard and was respectful, friendly, and professional the entire time. They greeted us every morning, were courteous to our kids and their grandmother who lives with us, and were very mindful of our neighbors. They worked long hours but remained quiet and respectful, which we really appreciated. Overall, Arizona Roofers exceeded our expectations. Stephen, Austin, and the entire team provided excellent communication, quality workmanship, and a a great level of customer service. We would absolutely recommend them!

Repeat Happy Customer! We hired Arizona Roofers to do two roof jobs within a year. A full roof replacement on my home in Litchfield Park (The Village), and a partial replacement in Payson (Chaparral Pines golf community). The workers were on time, respectful of my home, and always cleaned the worksite up EVERY day. I was provided multiple photo galleries of progress, and the site supervisor was extremely communicative about the project, and progress. We have owned 8 homes throughout our lives, and have hired many contractors throughout the years for renovation work. A special shoutout to our project manager/site supervisor for providing THE BEST communication we have EVER experienced with construction crews. He is pure GOLD. Meticulous, friendly, and honest. WOW! Neighbors were driving around, seeing what we were up to, asking about our project. We will highly recommend AZ Roofers to our neighbors.

Once we decided we needed a new roof, we shopped around a bit and then settled on Arizona Roofers based on their reviews compared to other roofing companies and that the sales team made me feel comfortable when they came out to give us a quote. They definitely aren't the cheapest, but based on materials, warranty, explained workmanship and the fact they include solar was a big deal for us. Connor was our original sales person, he was very professional, thorough and did everything to make us feel comfortable prior to committing. Once we committed to Arizona Roofers, they were very communicative along the way and had our job scheduled within a couple weeks. I will tell you that although they tell you the job should take no more than 3 days, for transparency that is only including the roof, if you have solar panels it may take longer due to scheduling, our job took 10 days total from Panel uninstall to panel reinstall (2 days for the roof). Prior to the start of our job we got a project manager named Austin, nice guy and very communicative as well. The roof was done in only 2 days, for the most part we were satisfied with the roof minus having to wipe a bunch of stuff off the birdstop, picking up 16 nails in the yard to date and cleaning roof debris from all of our plants in the yard. We also have a bunch of extra material we elected to keep since we paid for it and dont get credited for anything. Only major issue we ran into is that when they returned to finish a mud cap they mud capped our aloe as seen in the pictures. Aside from having to do some of our own cleaning and the mud cap fiasco, the job went well. You can tell that the company is real big on communication, as Connor, Austin and Raven all did very well, were quick to communicate with you, reassuring and made sure that you had what you needed. Austin was also quick to reply when we ran into a couple issues with the solar company on the reinstall and did what he could to make sure the right people were informed and the issue was corrected. Overall, I think we are satisfied with the roof and materials, the real test will be our first big rain storm.

We just had our roof replaced by Arizona Roofers and we couldn’t be happier! They ended up doing the material drop off and roof replacement in one day which was super impressive. The crew was very nice and professional and did a great job with clean up. There was a clear line of communication the whole time and provided updates the whole day. The roof looks great and we’d definitely recommend them.

In Arizona there are 100s of roofing companies to choose. It's hard to know which one and pretty scary to be honest. I'm glad I picked AZ roofers. They did an outstanding job from start to finish. They have an office person that will deal with your insurance. They also offer financing if you can't pay your deductible out of pocket. They just did my roof and I will 100% recommend them to anyone. Thank you Arizona roofers. Here are some before and after pictures.

FAQ

Flat Roof & Coating Questions

How much does a flat roof cost in Arizona?

A new flat roof typically runs about $4–$10 per sq ft for spray foam, $5–$10 for TPO and $4–$8 for modified bitumen, including tear-off of one layer. On a 2,000 sq ft roof that is roughly $8,000–$20,000. Recoating an existing foam roof costs far less.

How much does it cost to recoat a foam roof?

Most Arizona foam recoats run about $1–$4 per sq ft with acrylic, including cleaning, priming and two coats. Silicone adds roughly $0.40–$0.80 per sq ft. On a 2,000 sq ft roof, an acrylic recoat is often about $2,000–$4,000, plus any foam repairs.

How many gallons of roof coating do I need?

Multiply the area by the dry mils you need, then divide by 1,604 times the coating’s volume solids. For example, 2,000 sq ft at 20 dry mils of a 50% solids acrylic needs about 50 gallons, or about 55 with 10% waste. Higher-solids silicone needs fewer gallons for the same thickness.

Should I use silicone or acrylic roof coating?

Acrylic costs less and works well on roofs that drain properly. Silicone costs more but holds up better where water ponds. Very little sticks to silicone except more silicone, so a silicone-coated roof is usually recoated with silicone.

When should a foam roof be recoated instead of replaced?

Recoat while the foam is still dry and sound and the coating has simply worn thin. If large areas of foam are wet, crushed or exposed to the sun for a long time, sections or the whole roof may need new foam. A moisture check or core sample tells you which.

Is foam or TPO better for an Arizona flat roof?

Both work in Arizona. Spray foam is seamless, adds insulation and is renewed by recoating. TPO is a reflective single-ply membrane with heat-welded seams. Drainage, the existing roof and how long you plan to own the building usually decide it.
