Roof age

How to Find Out How Old Your Roof Is

Roof age is the biggest input in the quiz, and the one most homeowners aren’t sure of. Here is where to look:

1. Your home purchase paperwork

The home inspection report and the seller’s disclosure from when you bought the home often note the roof’s age or when it was last replaced.

2. Building permit records

Most Arizona cities require a permit to replace a roof, and many let you search permits by address online. A roofing permit dates the last replacement. Our Arizona roof permit guide covers how permits work by city.

3. Invoices and warranties

A roofing contract, invoice or manufacturer warranty registration shows the install date. Check with your HOA too; many keep records of when roofs in the community were redone.

4. Ask a roofer

A roofer can estimate age from the materials, the underlayment and how the roof has weathered. We do this on every free inspection.

Signs a roof is near the end

  • Granules in the gutters or bare spots on shingles
  • Brittle, cracked or slipping tiles, or underlayment that crumbles at the edges
  • Exposed, cracked or spongy foam on a flat roof
  • Leaks in more than one place, or water stains that keep coming back
  • Sagging or soft spots in the roof deck

More in signs you need a new roof.

We had an exceptional experience with Arizona Roofers from start to finish. The entire process felt like a white-glove service experience. Stephen handled our sales process and was excellent. He spent a good amount of time thoroughly inspecting our roof, answering all of our questions, and explaining everything in detail. What impressed us most was that he brought up things we hadn’t even thought of, like the importance of protecting our pool so materials, debris, or nails wouldn’t cause any damage. He gave us complete confidence that their team would take great care of our home and property. Our Project Manager, Austin, was equally outstanding. He communicated with us throughout the entire project, responded quickly to questions, and was frequently on-site checking the quality of the work. His attention to detail was excellent, and he took the time to explain each step of the process so we understood everything. We had several special requests when it came to protecting our property, and Austin handled every one with professionalism and a great attitude. Because we are planning to repaint our home exterior in the next year, Austin even ordered two custom paint colors specifically for our home — one to match our roof tile and another to match our stucco — so the flashing, vents, and other roof components blended seamlessly. Those extra details really showed the level of care they put into their work. The roofing crew was amazing as well. We have a very large home with a complicated roofline, many slopes, and a turret, and they completed everything in only four days. The turret required custom tile cuts, and they installed everything beautifully. Other roofing companies estimated it would take much longer. Arizona Roofers started exactly when scheduled and finished on time, even after discovering leaks that required additional wood replacement. The crew worked incredibly hard and was respectful, friendly, and professional the entire time. They greeted us every morning, were courteous to our kids and their grandmother who lives with us, and were very mindful of our neighbors. They worked long hours but remained quiet and respectful, which we really appreciated. Overall, Arizona Roofers exceeded our expectations. Stephen, Austin, and the entire team provided excellent communication, quality workmanship, and a a great level of customer service. We would absolutely recommend them!

Repeat Happy Customer! We hired Arizona Roofers to do two roof jobs within a year. A full roof replacement on my home in Litchfield Park (The Village), and a partial replacement in Payson (Chaparral Pines golf community). The workers were on time, respectful of my home, and always cleaned the worksite up EVERY day. I was provided multiple photo galleries of progress, and the site supervisor was extremely communicative about the project, and progress. We have owned 8 homes throughout our lives, and have hired many contractors throughout the years for renovation work. A special shoutout to our project manager/site supervisor for providing THE BEST communication we have EVER experienced with construction crews. He is pure GOLD. Meticulous, friendly, and honest. WOW! Neighbors were driving around, seeing what we were up to, asking about our project. We will highly recommend AZ Roofers to our neighbors.

Once we decided we needed a new roof, we shopped around a bit and then settled on Arizona Roofers based on their reviews compared to other roofing companies and that the sales team made me feel comfortable when they came out to give us a quote. They definitely aren't the cheapest, but based on materials, warranty, explained workmanship and the fact they include solar was a big deal for us. Connor was our original sales person, he was very professional, thorough and did everything to make us feel comfortable prior to committing. Once we committed to Arizona Roofers, they were very communicative along the way and had our job scheduled within a couple weeks. I will tell you that although they tell you the job should take no more than 3 days, for transparency that is only including the roof, if you have solar panels it may take longer due to scheduling, our job took 10 days total from Panel uninstall to panel reinstall (2 days for the roof). Prior to the start of our job we got a project manager named Austin, nice guy and very communicative as well. The roof was done in only 2 days, for the most part we were satisfied with the roof minus having to wipe a bunch of stuff off the birdstop, picking up 16 nails in the yard to date and cleaning roof debris from all of our plants in the yard. We also have a bunch of extra material we elected to keep since we paid for it and dont get credited for anything. Only major issue we ran into is that when they returned to finish a mud cap they mud capped our aloe as seen in the pictures. Aside from having to do some of our own cleaning and the mud cap fiasco, the job went well. You can tell that the company is real big on communication, as Connor, Austin and Raven all did very well, were quick to communicate with you, reassuring and made sure that you had what you needed. Austin was also quick to reply when we ran into a couple issues with the solar company on the reinstall and did what he could to make sure the right people were informed and the issue was corrected. Overall, I think we are satisfied with the roof and materials, the real test will be our first big rain storm.

We just had our roof replaced by Arizona Roofers and we couldn’t be happier! They ended up doing the material drop off and roof replacement in one day which was super impressive. The crew was very nice and professional and did a great job with clean up. There was a clear line of communication the whole time and provided updates the whole day. The roof looks great and we’d definitely recommend them.

In Arizona there are 100s of roofing companies to choose. It's hard to know which one and pretty scary to be honest. I'm glad I picked AZ roofers. They did an outstanding job from start to finish. They have an office person that will deal with your insurance. They also offer financing if you can't pay your deductible out of pocket. They just did my roof and I will 100% recommend them to anyone. Thank you Arizona roofers. Here are some before and after pictures.

FAQ

Roof Lifespan Questions

How long does a roof last in Arizona?

It depends on the material. In Arizona heat, asphalt shingles typically last about 15–25 years, spray foam about 25–35 years with regular recoats, TPO about 15–22 years, and metal 25–60 years depending on the panel type. Tile itself often lasts 50 years or more, but the underlayment under it usually needs replacing after about 20–30 years. More detail in our guide to how long a roof lasts in Arizona.

How long does tile roof underlayment last in Arizona?

Usually about 20–30 years. Heat and UV that get past broken or slipped tiles dry the underlayment out until it cracks. When it fails, the tiles can be lifted, new underlayment installed, and most of the same tiles re-laid, which costs less than a full new roof.

How often does a foam roof need to be recoated?

Most spray foam roofs need a recoat every 5–10 years, depending on the coating type and thickness. The coating protects the foam from UV. Kept recoated, a foam roof can last decades; left uncoated, the foam starts breaking down within a few years.

How can I find out how old my roof is?

Check your home inspection report or the seller’s disclosure from when you bought the home, search your city’s building permit records for a roofing permit, look for an installation invoice or warranty, or have a roofer date it during an inspection.

Does maintenance really extend a roof’s life?

Yes. Most roofs fail early because small problems go unfixed: a cracked tile, an open seam or a worn coating. A yearly inspection and quick repairs keep water and UV out of the layers underneath, which is what lets a roof reach the top of its expected range.

Should I repair or replace my roof?

If the roof has a good share of its expected life left and the damage is limited to one area, a repair usually makes sense. If it is near the end of its life, has leaks in several places, or the deck is soft, replacement is usually the better spend. Compare the numbers with the roof repair and roof replacement cost calculators.
